My home evaluation process was created to save you money, time and stress. Pricing your property is possibly the most important part of listing your home. A proper one hour home evaluation can provide you with an accurate value of your home. wef we price the home too low, you lose out on your hard earned money, but if we price a home to high, we run the risk of that house sitting on the market.
The most difficult part of doing a CMA is finding comparables because every house is unique. We want to make sure to include a variety of comparable information to gain the most accurate evaluation possible.
We begin by reviewing comparables active, sold, pending, expired and terminated to establish a base price for the property. We establish if there are upgrades or site influences that would affect the pricing of your home. We generate graphs to show you the average days on market for your community along with the odds of selling. We also create a scattergram showing pricing information for similar listings. With this information, we can discuss current market conditions, and provide you with any additional information you need to be able to make an informed decision about listing your home.
My 15 years of experience selling real estate in Calgary is a good starting point, but we also utilize several different research methods to keep up to date with market conditions.
