According to the new study prepared by Genworth Financial Canada, "the condominium market is not slowing in the country's six largest cities" - which includes the Calgary condo market.

> Shopping For Your Calgary Condo:

  • Be open to seeing a variety of styles such as low rise versus high rise or buildings with or without amenities
  • Purchase the largest Calgary condo that you can afford - for resale purposes studios and single bedrooms are typically harder to sell
  • Do your homework on the neighbourhood - especially as a single female. Make sure you feel safe and comfortable at all hours. For those Eco conscious buyers, make sure that most of the amenities you are looking for are within walking distance
  • Keep in mind the windows location to the sun and what lurks below you. Condos that look at a garbage area are not ideal for resale
  • Even if you do not drive, parking spots are a great resale asset. Particularly in the Calgary's Downtown region you can consider renting out your parking space to local business professionals
  • Find out what extra storage space is available

> Prior To Writing An Offer on Your Potential Calgary Condo:

  • If an animal owner - make sure to find out what the buildings respective pet regulations are. Some buildings do not allow any pets, while have specific rules for large animals. For example - no dogs over 25 pounds in weight
  • Look at the amenities available to the development
  • Understand what the homeowners dues will cost - keeping in mind that in the future these may increase
  • Review the # of units available for sale - 4 to 5 percent is reasonable number for sale at all times
  • Find out if there is a reserve fund available: How much money is in it? How much of the money per month is being contributed? If a reserve fund study has been done? and so forth...
